Invest in Yourself

— Lance Hulsey

About the Book

Invest in Yourself is the book Lance wishes he'd had in his twenties. It starts from the beginning — what real estate investing actually is, why most people delay too long, and how to overcome the "analysis paralysis" that keeps would-be investors on the sidelines for decades.

From there it builds methodically through the fundamentals: investment basics, getting started, beginner-friendly strategies, a dedicated chapter on what makes Millennial investors different and how they can use modern tools (crowdfunding, REITs, digital platforms) to break into the market without massive capital, market analysis, portfolio construction, financing, the legal and tax implications you can't ignore, and advanced strategies once you have a few deals under your belt.

The book closes with the two challenges every investor faces — overcoming common obstacles and reading the future trends shaping the next decade — and a clear "next steps" plan for whoever reads it.

Lance's core message: "A good deal will always attract good investment partners. Work hard, be diligent, and learn everything you can about investing in real estate. Don't be afraid to fail. You won't for long if you stick to it."

Who This Book Is For

Inside the Book

13 Chapters · 108 Pages

A complete path from "what is real estate investing?" to "advanced strategies and future trends."

Chapter 1

Introduction to Real Estate Investing

What real estate investing actually is, why most people miss it for too long, and the mindset shift that gets you off the sidelines. Lance opens with his own story of waiting too long — and the two things he wishes he'd known at 25.

Chapter 2

Real Estate Investment Basics

Property types, asset classes, the language of investing, and the core mechanics that make real estate produce returns differently from any other asset.

Chapter 3

Getting Started with Real Estate Investing

How to take the first concrete step — defining your goals, assessing your starting capital, building your education, and finding your first deal.

Chapter 4

Strategies for Beginners

The entry-level strategies that work: house hacking, single-family rentals, small multifamily, and the smart starter moves that build a base you can scale from.

Chapter 5 · Featured

Real Estate Investment Strategies for Millennials

The dedicated Millennial chapter: how the largest U.S. generation (72.1M people) is entering real estate using modern tools — crowdfunding platforms, REITs, digital marketplaces — that let you build wealth without the capital your parents needed. A chapter Lance specifically wrote because he saw too many smart Millennials thinking they were locked out.

Chapter 6

Conducting Real Estate Market Analysis

How to read a market: trends, indicators, demographic signals, networking with local pros, and the broader landscape factors that determine whether your deal is in a market with tailwinds or headwinds.

Chapter 7

Building a Real Estate Investment Portfolio

Moving from "I own a rental" to "I own a portfolio." Diversification, asset allocation across property types, and the careful planning required to scale without overextending.

Chapter 8

Financing Your Real Estate Investments

Interest rates, loan terms, and aligning financing with your strategy. The fundamentals of debt that beginners get wrong — and how to choose the right financing option for your goals.

Chapter 9

Navigating Legal and Tax Implications

The legal and tax landscape every investor needs to understand — entity structuring, basic tax strategies, and the implications you can't ignore once you start owning property.

Chapter 10

Advanced Strategies for Experienced Investors

The moves that compound results after the first few deals: international investing, diversifying across asset types, exit strategies, and the strategic approach that turns a portfolio into generational wealth.

Chapter 11

Overcoming Common Challenges

The obstacles every investor hits — and how to push through them. From financing roadblocks to market downturns to operational problems.

Chapter 12

Future Trends in Real Estate Investing

Where the industry is heading — technology, demographic shifts, evolving regulations, and the trends that smart investors are already positioning themselves for.

Chapter 13

Conclusion and Next Steps

A clear action plan for whoever finishes the book. Where to go next, what to do this week, and how to make sure you don't end the book the same person you started it as.

Why Lance Wrote It

In the book's opening, Lance writes:

"When I was in my 20s I heard people around me talk about real estate investing. I really didn't listen. I wish I would have. ... My Dad was an investor in the stock market, businesses, and real estate. I never got any real advice from him about investing. I just wandered through life in my 20s. ... Had I had guidance, I wish I would have known these two really important things early on. Number one: It is easy to find money and money partners to invest in real estate with. It is way easier than you think. Number two: Work hard, be diligent, and learn everything you can about investing in real estate."

This book is the guidance Lance wishes he'd had. It's written for the investor at the start of their journey — and for anyone who's still on the sidelines wondering whether to begin.

From the acknowledgements: "To investors reading this book — the most important investment you can make is in yourself. Educate yourself, surround yourself with good people, and take the first step."
